It varies! While some parcels may be retained for personal use, we specialize in enhancing properties by obtaining rezoning or county approval (entitlement) for development projects. Additionally, we have the capability to bring utilities such as water and sewer to the lot. Typically, we offer the improved property to developers and contractors interested in various projects. If viable, we may also market the property after conducting a thorough evaluation, including photography, drone videography, and further property assessments to determine its full potential.
First and foremost, we cover all closing costs, including escrow fees, due diligence, property cleanup, and more at Brilliant Land. Our priority is to simplify the closing process, making it as seamless and stress-free as possible for you. As for Taxes, We can pay back property taxes (within reason). Even if you owe a lot, we can still negotiate a win-win situation.
The timing largely depends on our team's current workload. We strive to present a solid offer within 2-3 days. Our preference is to have a team member liaise with the county planning & zoning and local utility companies to verify due diligence information. Additionally, we often dispatch a team member to inspect the property firsthand.
